Comfortable, older condo, but well cared for and the views were just fantastic.
What we really loved was the convenience. Pull right up, walk up one small flight of steps, and we are on vacation. No fighting elevators or crowds.

"Excellent property!! - We have stayed at the same property for two years in a row. It has plenty of room and is in an excellent location. It is on the first floor and very close to the boardwalk out to the beach. It is the most enjoyable place. We have stayed and will continue to stay here each year! One of our favorite things is the openness of the living area and kitchen! It is a very clean property and we love the parking! No parking deck, no hassle!! we love this place!"

"Excellent place!! - This place is beautiful and exactly what we needed! It has plenty of room! We had 4 adult and two children under 4 and it was perfect! The living area and kitchen are wonderful! The place is super clean and located on the first floor which made it super convenient when getting everything out to the beach! We loved our stay here so much and plan to come again for sure! "We love leeward 101 Thank you so much for a beautiful stay in your amazing condo. My family has been staying at edgewater for over 30 years. Leeward 101 has a beautiful private view with only the sand between you and the ocean… no noisy pools or hot tubs out front. Easy to walk up one flight of stairs and avoid using the elevator and quick access to the beach. My family had lots of room to spread out and the room was full of all the amenities we needed. We will definitely be back!"

"Great Get-Away - Pros: Edgewater can't be beat.
Very comfortable furniture & beds
Cons: TV has wrong directions but a phone number was provided for technical assistance and after about 15 min. All was good.
Kitchen is not supplied very well. Lots of empty cabinets, only two wine glasses and they didn't match, no salt/pepper or any other spices
Small bath tub needs snaked, doesn't drain.
Still very happy with this condo and yes we'd stay again."

"Thoughts about Leeward 101 - My family and I had a wonderful experience staying at this condo. I booked this room a couple months in advance. Had a few questions prior to our arrival date, and always got a very quick reply back from the rental company. Check in was super easy(simple instructions sent via email). This is a perfect location, especially if you don't want to fight large crowds or sit and wait for the elevators. Beach was literally right in our back yard and was only a 2 minute walk to main resort. The unit was very clean and spacious as described. Kitchen was well stocked. The only (very minor) downside was only the main T.V. in the living room worked. The T.Vs in the bedroom could only be mirrored through your phone and could never figure out how to get them to work. Also you may want to bring your own bath towels. The ones provided were very old and thin. Overall our trip was fantastic from start to finish. Had a great time here."

"Nothing short of wonderful! - We rented this condo for a girls trip which included 3 adults, 3 teens, and 2 young kids. The condo has comfortable beds, plenty of space, close parking, beach isn’t crowded, and it takes only a second to get to the beach from the room. We never felt like we were on top of one another and there’s no need in hurrying out to the beach early in the morning to set your stuff up to get a decent spot. I appreciated the gated parking and the property manager is great to work with! Plus we got to skip the check-in office when we got there! We had instructions emailed and were able to go straight to the condo once we arrived! I don’t have enough good things to say."

"Great Place - I typically become nervous when booking vacation spots. However, this place was a great location for my family and I. We have three small children and the first floor and quick access to the beach was wonderful. Our view was beautiful and all the neighbors/travelers were friendly. There is a pool within less than a minute walk and a bigger pool option within minutes. The resort was nice. We enjoyed a hula, fire baton show and ate at the restaurant on the resort. The food was great. The children didn’t want to leave but all good times there had to end. The beach was fantastic, water was clear and the weather couldn’t have been more perfect. The only criticism that I would say is to add oven mittens unless you had them and I couldn’t locate and have the clean up staff do more of a deep dive with dusting and mopping the floor which I know isn’t necessarily in your control. Otherwise, I would recommend this place to others and would consider coming back in the coming years. Thank you!"

"Loved it!! - The condo was beautiful and everything was as described. We didn’t realize that even though we were on the 1st floor, there was 1 flight of steps to get to the room but it was still not bad. The address took us to a different area of the resort when we tried to find it for the first time so that was a little frustrating but not a deal breaker. We really enjoyed our stay and would definitely rent again. Comfy beds, amazing shower and great view!! Also loved having multiple pool options."

"Perfect Place - Beautiful view of beach from 1st floor. Love the mirrors that give extra views of ocean. Love how condo is decorated with blue, yellow, and peach walls. Upgraded kitchen is beautiful and fully equipped. It was easy to park and get down to beach. Recliners were awesome. Only downside was very loud annoying noise from pressure washing, drilling, etc. even on weekend. Being able to overlook that and still give it 5 stars shows how much we liked it. We will return."

"Beautiful Condo with AMAZING VIEWS! Will Book Again! - My family and I went down to Panama City Beach, FL for an extended weekend and stayed in this beautiful 1st floor condo. It's just my wife, my 2 young girls and I so we didn't utilize all of the sleeping area, but it was so nice to have all of the options. Specifically picked this condo because it was on the 1st floor (young children and balconies freak me out) and because it was updated and had great reviews already. Master bedroom was amazing and rain style shower head was great. Honestly have no complaints about this unit at all. If you're going down to Panama and looking for a beach front condo that can sleep up to 8 comfortably, DON'T hesitate to book this place. Also, the convenience of the resort was so great. We come down and stay at Edgewater every year. It has everything you need right there. Convenience Store, Pizza Shop, Oceans Restaurant (Breakfast/Lunch/Dinner - SOOOO GOOD), pools on top of pools on top of pools, splash pad for the kids, and a sprawling beach."

"Wonderful views and great upgrades! - We thoroughly enjoyed our time at this condo. It has beautiful upgrades and wonderful views. I highly recommend this condo! The only things I’d note to other visitors- 1) the WiFi was sooo slow and couldn’t connect. Luckily my husband is a tech guy and brought a router. He connected it and we were golden; and 2) If you plan on cooking- note there is only one normal size frying pan and one small frying pan. Also- one giant pot and one small one. Otherwise the kitchen is well stocked.
